How We Work

Bring us clean numbers. Get a clean answer.

We're a funded, repeat buyer. We're not flipping your contract to someone else. If the numbers work, we sign your assignment and close at your title company on the date you've set with the seller. If they don't, we tell you immediately so you can move on.

Single-family, small multifamily, townhomes, condos. Light rehab to heavy rehab — we look at all of it.

Price ranges

No strict floor or ceiling. We've closed under $100K and over $700K. What matters is whether the math works.

Condition

From cosmetic to gut. We don't dodge condition — we price it in.

Occupancy

Vacant, owner-occupied, tenant-occupied (including non-paying). All workable.

Title

Clean title preferred. Probate, liens, code issues — we'll work through them if we have time.
